How long has this community been around? Elm Street Development broke ground in Easton Village five years ago.
In which school district will my children be enrolled? St. Michaels School district which has an average student:teacher ratio of 13:1. However, since the schools of Easton and St. Michael’s are so closely linked your student may travel to Easton for sports, etc..
Do the builders build on a crawlspace or a slab? Craftstar Homes builds on a slab, Covell and Peachtree build on a foundation and have a crawlspace. Most of the smaller builders build on a foundation.
How much are H.O.A. dues and what do they cover? HOA or Home Owners’ Association fees for an unfinished lot are $50 and for developed lots range from $165 to $225 depending on lot size. The fees cover the cost of maintaining the 50-acres of green space, plowing roads, shoveling sidewalks and driveways, mulching, weeding, fertilizing, stormwater management, buffer & shoreline, parks, pavilions, docks, mail pavilion, a life-guard for the pool, and more.
What will our taxes be like? Taxes are based upon your homes “assessed value”. The tax rate for city, state and county combined is .934 per $100. For example: if your house was assessed a value of $400,000 you would pay $3736 a year for city, state and county taxes combined.
Is there water access? Yes! The entire community sits on the Tred Avon river and there is a marina and a fishing dock on site.
How much are the boat slips? The price varies depending upon length and location in the marina.
Can we rent a slip? Easton Village only sells slips but you may rent a slip from a resident who has purchased one.
I still work. Does anyone commute to DC from Easton Village? Yes. There are some who drive but most take the shuttle from Queenstown.
Are we on a well or city water? Easton Village is served by Town of Easton water, sewer, natural gas, electric (Choptank) and garbage service.
If we buy a lot do we have to build on it immediately? No, you may purchase your lot and build on it in the future, however you will be asked to pay $50 a month in HOA fees while the lot sits empty.
How much do homes cost in Easton Village? Homes start at $330,000, including the lot .
What if the developer goes bust? - Elm Street Development has been in business for over 30 years, has developed hundreds of properties and currently has 40 active developments. Elm Street is bonded thru the town of Easton and IF the developer were to pull out/go bust, the project is bonded to the Town of Easton. In thirty years of doing business, no bond has ever been called.
